Overview

 

 

Provide multi-skilled Building Maintenance Technician responsible for maintaining the building’s physical infrastructure in optimal condition, ensuring all areas—including offices, common areas, and parking facilities—remain fully functional, safe, and visually well-maintained at all times. 

This role requires a hands-on professional capable of executing continuous maintenance tasks during the shift, with strong attention to detail and a proactive approach to preserving the building’s appearance and integrity. 

Responsibilities

Building Infrastructure & Surface Maintenance 

  • Perform repairs and finishing work on:
    • Walls (including drywall/Sheetrock)
    • Ceilings (tiles, grid systems, drywall)
    • Floors (tiles, ceramics, concrete, coatings)
    • Parking areas and common spaces 
  • Execute patching, sanding, surface correction, and restoration works. 

 

Painting & Finishing 

  • Perform general painting (touch-ups and full areas) ensuring high-quality finishes. 
  • Correct visual defects such as:
    • Cracks
    • Stains
    • Surface damage 
  • Maintain consistent aesthetic standards throughout the facility. 

 

Basic Plumbing 

  • Respond to plumbing issues:
    • Leaks
    • Clogged drains 
    • Trap and valve adjustments 
  • Perform minor repairs and replacements within defined limits. 

 

Carpentry, Fixtures & Furniture 

  • Perform basic carpentry work and adjustments. 
  • Repair and adjust:
    • Doors, locks, hinges
    • Cabinets and furniture
    • Fixtures and fittings 
  • Support workspace setups and reconfigurations. 

 

General Multi-Skilled Maintenance 

  • Execute a wide range of minor repairs across the building. 
  • Maintain readiness to address multiple types of issues during the shift. 
  • Ensure continuous upkeep of all areas to prevent deterioration. 

 

Preventive Maintenance & Floor Walks 

  • Conduct routine inspections to identify:
    • Wear and tear
    • Damage or deterioration 
    • Aesthetic or functional issues 
  • Perform immediate corrective actions when possible. 

 

Operations & CMMS 

  • Receive, update, and close work orders in CMMS. 
  • Maintain accurate records of tasks performed and materials used. 
  • Report recurring issues and improvement opportunities. 

 

Safety & Work Standards 

  • Follow safety procedures and proper tool usage. 
  • Maintain clean and safe work areas. 
  • Identify and report unsafe conditions. 

 

Emergency Response Support 

  • Respond to urgent building-related issues (leaks, damage, surface failures). 
  • Support rapid restoration of affected areas. 

 

Condition Monitoring (Building Fabric) 

  • Identify early signs of deterioration such as:
    • Water damage
    • Cracks or structural wear 
    • Surface degradation 
  • Ensure timely intervention to preserve building conditions. 

 

Key Performance Indicators (KPIs) 

  • First-time fix rate 
  • Work order SLA compliance 
  • Repeat issue rate 
  • CMMS data accuracy 
  • Response time to building-related issues 
  • Overall condition and appearance of assigned areas 

 

Tools & Systems 

  • CMMS / Helpdesk platforms 
  • Hand tools and power tools 
  • Painting and finishing tools 
  • Plumbing tools 
  • Basic carpentry tools 

 

Skills & Competencies 

  • Strong multi-skilled (handyman) capabilities 
  • Experience in drywall (Sheetrock), painting, and finishing 
  • Basic plumbing and carpentry skills 
  • Attention to detail and quality of finishes 
  • Proactive and solution-oriented mindset 
  • Ability to manage multiple tasks during the shift 
  • Good documentation practices 

Qualifications

  • Minimum 2 years of experience in building maintenance or trades. 
  • Experience in: 
  • Painting and finishing 
  • Drywall / Sheetrock repair 
  • Basic plumbing 
  • Carpentry and furniture adjustments 
  • Experience in commercial or corporate buildings (preferred). 
  • Familiarity with CMMS systems (preferred). 

 

Preferred Profile 

  • Multi-skilled technician with broad hands-on capabilities. 
  • Strong focus on building appearance and upkeep. 
  • Ability to maintain high standards during full shift operations. 
  • Preferred: Technical training or certification in plumbing, carpentry, general maintenance, or related trades.
